Your piano's pitch level is constantly in motion. All the parts are subject to change with fluctuation of temperature and humidity. If you move your piano to a new location, wait 4 weeks before tuning it to allow the piano to acclimatize.
Most pianos are designed/ to be pitched at A440. Keeping them at pitch provides maximum quality of sound. If your piano has fallen 10 cents or more since your last tuning, a pitch raise may be in order.
Tuning your piano will result in a more pleasing listening experience for you and your audience, be it just for yourself or a concert experience. Manufacturers recommend tuning annually, no matter how much usage the piano may get. School tunings recommended before each concert, 3-4 times a year. Concert hall pianos are tuned before each performance.
REGULATION of your piano will result in a more consistent
response to your playing efforts.
Playing the piano results in all the wood, leather, felt, and pins of the
piano action to wear, loosen, and/or change position.
A regulated piano allows you to make the sounds you want to hear.
A little REGULATION of let off, lost motion, hammer distance, key dip will go a long way to restoring the 'touch' of the piano. Playing should feel good, not be a workout.
Dare I say, 'It's your piano". If it is not a problem for you, then you don't have to fix it!!. That said, the amount of REGULATION required for your instrument is related to
1) Maintaining the value of an expensive newer instrument
2) Your level of ability, how the piano should respond to your playing.
